New Build SNagging - An OVERVIEW

  We are fully experienced in new build snag surveying residential properties and our comprehensive snagging service will give you the peace of mind that your investment is faultless.  

We are aware of the investment being made in your new home and our survey will check all of the possible weak spots to highlight them to your developer for remedial action.

Heating System - The heating system in your home will also be assessed to confirm compliance and installation quality. We will look at radiator installation, Thermostatic valves, Hot Water storage and controls. 

Plumbing - All accessible pipework, fittings, taps, shower valves will also be checked for installation, leaks and damage.

Ventilation Systems - With our flow meters we check the performance and compliance of all extractor fans in the property. Poor ventilation can result in condensation and black mould growth which can cause health issues. 

Decoration - The internal finishes in your property will be assessed for compliance against the NHBC standards. 

This includes Paint finishes, Drylining, Plastering, Tiling, Flooring, Doors, Architraves and Window boards. Stair cases, walls and floors will also be checked for levels. 

Roofs and Chimneys - Using our specialist camera, we carry out a high-level survey which includes roof tiles, Guttering, Chimneys, Parapets and Flashings to name a few.

External Inspections - Part of the inspection covers the external walls. These are checked for quality of workmanship and building regulation compliance. Items we look for include levels, weep vents, DPC and void ventilation.

We also check all external doors and windows for correct operation and damage.

External drainage and levels will also be inspected for compliance. Garden topsoil depths and quality will also be assessed, no stone is left unturned.

Thermal Efficiency - Using a Thermal imaging cameras, we an check for heat loss in your new home. Given current fuel prices, your new home needs to be as efficient as possible. 

This inspection will identify areas of missing insulation, cold bridging and draughty doors and windows. We will also check the radiators to confirm they are working efficiently.

Fire Safety - Over recent years fire stopping has been highlighted as a huge problem in new builds. Fire stopping is vital to keep your family safe in the event of a fire. 

We will assess all accessible fire door installations, fire breaks and access panels.  Abode will also check all smoke and heat alarms have been fitted in the correct locations and operate correctly throughout the property.

Abode-Surveys Will provide you with a full itemised photographic report on all defective and non-compliant work inside and outside of your new home.
